There’s a difference between fantasizing about real estate and actually buying real estate. This SNL sketch from a while back hit a nerve for obvious reasons.
Many people start their real estate journey by going straight to the apps and scrolling. Zillow, Redfin, Trulia, etc are awesome ways to pass the time while you’re waiting for your appointment. It’s fun to look at kitchens and layouts and imagine what it would be like to live in that house in that neighborhood.
Unfortunately, if you want to compete in the PNW market, it’s necessary to take a step back and get underwritten with a lender (unless you have lots of cash – which in that case, let’s gooooo! )
I understand it’s way less enjoyable to get all the documents gathered that the finance people need, but it’s far and away the most important step you can take in the beginning.
It’s really heartbreaking when a buyer finds “the perfect house” that they can afford but lose out only because they didn’t have their paperwork together.
I’ll give you a great example. It’s common in the PNW to have an offer review day – most of the time it’s on a Tuesday or Wednesday. If you see that house on a Sunday and want to write an offer, you will be competing with folks that are already pre-underwritten on Tuesday. It’s way too late to try and ram all your finances together in one day.
So if you’re ready for fantasy to become reality – let’s get you underwritten and then you can scroll till the sun comes up.
