Permits, Patience, and Progress: My Seattle Investment Property Update

When I first purchased this investment property last year, my target date for completion was July 2025.

As you can see in the video, that is not going to happen.

I would say the biggest culprit was the permitting time with the City of Seattle. Quite a few people told me that the permitting process was going to test my patience, and I thought I knew what that meant — I did not. I could beat my chest about the injustice of it all, but the only way forward is forward.

To that end, the biggest piece of the puzzle has been lowering the basement level to get proper 8-foot ceilings. It’s taken the most effort and the biggest chunk of the budget. Adding 2 bedrooms, 2 bathrooms, and laundry is going to be the difference maker in my opinion for the rentability and future value of the house.

As things sit right now, the footings have been poured, and the plumbers are working to set all the drains. Once that passes inspection (fingers crossed) — the concrete guys can come in and pour the final floor downstairs.

When that domino falls, the rest of the process will move quicker. Then we can frame in the rooms, put in the staircase, HVAC, electrical, etc…

There’s still a long way to go, but things will accelerate once this floor goes in.
