A Month of Tricky Closings

When most people think of a real estate transaction – either buying or selling – I believe they think of the moment when the contract is signed. It’s a dramatic, high five moment when we get to say, “Sold!”

In many ways, that’s just the start of the journey.

There are a lot of dominoes that need to fall for the home to close on time for buyers to get the keys and sellers to get their proceeds.

In my opinion, this is where good agents really shine and prove their worth. Conversely, inexperienced agents can accidentally blow things up. Having a professional advocate during the closing process looking our for you is of the utmost importance.

(For those that don’t follow these things, that’s a lot. A recent Inman/Redfin survey found that 71% of agents did ZERO transactions for the entire year of 2024.)

Here’s just a few things that arose that could have derailed a transaction:

• Recording a house with the incorrect type of deed.

• Finding ants in a bathroom.

• A Lopez Island tax on real estate that is unique to Island County.

• Knowing how to execute an escalated offer from among 11 offers. Doing it wrong can nullify the final price.

• Changing a closing date to perform on time.

There are dozens and dozens of details that arise with every transaction. Making sure each one is done correctly to the benefit of the buyer or seller is of the utmost importance.
